The portion you pay for the purchase of the property builds up as equity. As time goes on, this amount builds up until it becomes an asset to you. See more on equity below.
Equity is the portion of the property that you own. When you are buying a property and paying by instalments, you are growing your equity in bits. Each payment you make is equivalent to your equity.
As the years go by, you make more and more payments, and your equity grows until eventually you own the house 100%. At this time, your equity in the house is 100%.
The good thing is that equity is an asset. The value of your equity increases with inflation. As the value of the house increases, so does your equity.
Another good thing is that you can always sell the house and recover your equity. If you sell, the rental portion will be deducted, and the equity portion will be paid back to you. So this means if you have paid for six years and then you sell, the portion that was for the rent is deducted because you have used it up by living in the house. But the portion for equity is paid to you.
