Project Overview

History and overview of the development

The original property was a 2500 square meter plot of land with a main building and a back flat on it.  The main building is a five-bedroom house and the back flat is a three bedroom house.

We applied at the city council for rezoning and subdivision. Approval was granted and the original plot of land was divided into four plots.  After successful subdivision, the original plot is split into four and labelled as follows

·       Portion REM

·       Portion 2

·       Portion 3

·       Portion 4

Each of these portions can now hold a separate house which will be sold to separate buyers. In essence, one plot has become four plots, thereby building value.

The next step is to redesign and remodel the existing houses to fit into our new design. We plan to cut the main building into two and then restructure it so that one part will be a new 4 bedroom duplex on Portion REM and the other part will be a new duplex on portion 3.

The backflat will be redeveloped into a four bedroom duplex on portion 4.

Portion 2: After the subdivision, portion 2 is an empty plot. We will build a new building here. A four-bedroom duplex.

·       Approval of architectural designs for the house on portion 2

·       Fencing round portion 2

·       Installation of entrance gate to portion 2

·       Installation of sewers to each portion

·       Ongoing installation of power supply to each portion

 

What next

·       Construction of the building on portion 2

·       Remodelling of the houses on portions Rem, 3 and 4

·       Selling of these units to buyers

 

·       Profit sharing with funders and investors
